County Agrees With Neighbors
Rezoning to R-1, Limited Commercial

Monday night, Zoning Commission changed residential zoning on the application from R-8 high density to R-1 Low density, then approved the change from A-1 to R-1. This was rare for the Commission but is authorized in Bartow County Zoning Code. Applicants strongly resisted this change, but Commission did it anyway. So Future Land Use Map remains Low Density Residential.

On Commercial, Commission approved change to C-1, but with C-N neighborhood commercial uses. No crazy C-1 uses, only C-N such as retail, grocery, restaurants, coffee shops, etc. We were unable to move them off the large area they requested (700 ft. span from hwy 41)

The big deal was Wednesday's Commissioner Steve Taylor's hearing. He approved above BUT conditioned that Developer would have to give land for improvements to Fire Tower Road, additional turn lane, center lane, etc. beyond Fire Station. Applicant resisted - only offering 10 ft. but Steve conditioned that whatever the County Road/Engineering department required, Developer would have to provide. Developer also resisted change to R-1, and wanted 10.000 sq ft R-8 lots rather than 15,000 R-1 lots. Commissioner did not go for that.

The proposed plan and re-zoning of the Pettit property at Fire Tower Road and Hwy 41 includes all of the 166 houses seen in this site plan. This is directly across from Hamilton Crossing School and also includes entrances on Fire Tower Road. The plan is for a change from Agricultural to R-8, High Density Residential.

In addition, the site plan also includes changing the zoning on part of the property from Agricultural to the Commercial C-1 zoning on which ANY FORM of commercial structure or business to be built on 12 acres of current farmland.
